Kelham Island’s latest hidden gem brought to the market

A seven-unit boutique development in Sheffield’s ever popular Kelham district has come to the market following extensive restoration.

‘Merchants’ Court’ on Mowbray Street, Kelham Island is already seeing strong interest for the commercial units in this sought-after S3 postcode, which are being marketed by property specialists, Commercial Property Partners (CPP).

The glass-fronted suites, which get their name Merchants’ Court from the mix of businesses working alongside each other within Kelham, range in size from  480 sq.ft up to 2,637 sq.ft – with two of the  units boasting mezzanine floors.

The building is available to let unit by unit, or in multiples to suit individual business needs – and with a varied range of floor space available on both the ground and first floor, it is ideal for a variety of commercial uses such as office, salon, retail, leisure, bar or restaurant.

The two-storey scheme also offers occupiers a shared external courtyard with some suites enjoying bi-fold glass fronted windows and an external roof terrace.

Kelham Island has enjoyed a rennaissance over recent years and now offers a great mix of residential schemes alongside popular office and leisure spaces. It is serviced by several bus routes and the Shalesmoor tram stop, as well as direct access on to the inner ring road.

Chloé Bennett, CPP comments: “Merchants’ Court offers a fantastic space on a main route through Kelham , which is now ready for a range of occupiers to put their stamp on.

“The recent refurbishment work, which was prompted by repurposing the buildings to reach their full potential, has been completed to the highest standard with significant attention to detail resulting in a commercial scheme brimming with charm and character.”

She added: “Kelham Island has seen former run-down buildings sympathetically refurbished and brought back into use over the past few decades making them immensely popular with a growing range of businesses, as well as residential developments, today. Indeed, Kelham has recently been branded one of the ‘coolest neighbourhoods in the UK’ according to The Sunday Times.

“Merchants’ Court is ideal for any start ups or growing SMEs who want to have a stylish space but within touching distance of Sheffield city centre.”

Merchants’ Court landlord Scott Martin commented: “This project has been a labour of love following various setbacks and rising costs, but we are delighted to finally reveal what has been going on behind the scenes.

“Despite the major renovation programme we have worked to retain many original features, including magnificent open timber beams and original exposed brickwork and are delighted to now welcome prospective occupiers to join the vibrant and growing Kelham community and district.”

The units have capped off mains electricity, water and drainage and are being marketed solely by CPP.
